    House Rules (updated May 2025)

    Please note recent changes:


    - Attention current landlords invested in Watertree of DeWitt or New landlords looking to invest at Watertree: 


    -For each Home purchased between January 1, 2025 – June 30, 2025: There is an annual administrative fee of $3,000 due in full up front* for each year during which that Home has any rental activity (regardless of number of bedrooms). This is separate and in addition to the monthly HOA fee.


    -Effective July 1, 2025, for each Home purchased on or after July 1, 2025: There is an annual administrative fee due in full up front* for each year during which that Home has any rental activity. This is separate and in addition to the monthly HOA fee. The fee is based on the number of bedrooms in the unit as follows: 1 BR - $3,000; 2 BR - $6,000; 3 BR - $9,000.


    * “Up front” in this context means on January 1st of each year; and/or for any unit that converts to rental from owner-occupied mid-year for any reason, the entire fee for the year is due on the 1st day of rental activity. The administrative fee is a flat rate and not prorated.

    - Watertree of DeWitt Condominiums does not allow short term rentals under 90 days. We do not allow Watertree units to be listed on Airbnb, VRBO, Pillow or any short term listing websites.
